Valencia Real Estate

 

Since its inception, Valencia has honored the slogan that was adopted over forty years ago:  “Built as Promised.”  In point of fact, Valencia represents a living example of what can be done when growth and development in a community properly are managed.  In Valencia, the net result has been the creation of a community that has been dubbed one of the fifty best places to live in the United States.  Obviously, this is no small achievement.  However, a visit to Valencia will allow you to realize exactly why this tremendous community has garnered this outstanding recognition. 

Interestingly, Valencia actually is one of the oldest districts in Santa Clarita.  As a result, it does have a rich history and a number of significant cultural and related points of interest that contribute to the gracious livability of the community.

As part of the balance involved in growth and maintaining the natural beauty that is Valencia, the town boosts an amazing eleven parks.  In addition, there is a sprawling and intricate paseo system – scenic walkways and bicycle paths that connect all parts of the community.  Moreover, a significant number of acres have permanently been set aside as open spaces, including oak woodlands and other natural areas.

Valencia also is a community where neighborhood unity is very important.  It is one of the few places in the sprawling Los Angeles County where it truthfully can be said that neighbors really do know one another.  In fact, there literally are dozens of neighborhood recreation centers that offer a wide range of activities and programs for people of all ages, many of these opportunities being geared towards the entire family.

Other important and popular venues in Valencia include the Valencia Marketplace, a lively destination where a shopper can find nearly anything imaginable under the temperate Santa Clarita sun.  In addition, Six Flags Magic Mountain and Hurricane Harbor is located in the area – one of the most popular amusement parks in North America.  Valencia Country Club and TPC at Valencia are also highly regarded for their golf courses and other amenities.

Valencia is also the home of California Institute of the Arts.  The nation's first art institute to offer BFAs and MFAs in both the visual and performing arts, CalArts is dedicated to training and nurturing the next generation of professional artists, fostering brilliance and innovation within the broadest context possible.  The main campus of the College of the Canyons is also located in Valencia.  COC maintains two campuses, one in Valencia and one serving the east side of the valley in Canyon Country,

Valencia Neighborhoods

In regard to Valencia real estate, there is a broad spectrum of different types of residential options available to people from all walks of life.  This includes elegant estates, affordable single family homes, stylish townhomes and well appointed condominiums. 

Sunrise, Tempo, Bungalows

These neighborhoods are a prime example of a Valencia neighborhood that is perfectly suited to a family and to people who are looking for more affordable housing options.  At Sunrise, a lovely residence can be purchased for between $400,000 and $650,000.  Anyone with even a modicum of knowledge about the Los Angeles real estate market appreciates how incredible these Sunrise homes in Valencia and other Valencia real estate options truly are in this day and age.

Old Orchard

Old Orchard I and Old Orchard II are stellar examples of affordable and ideal neighborhoods in which to raise a family.  Old Orchard I is comprised of 389 homes and includes a beautiful clubhouse and pool.  Old Orchard I is home to the Dolphin Swim Team.  Old Orchard II is comprised of 438 homes including a beautifully renovated clubhouse and 25 yard outdoor pool.  The clubhouse park at Old Orchard II includes a play structure, paddle tennis court and a basketball hoop.  Old Orchard II is also home to the Shark Swim Team.  Homes in Old Orchard can be purchased for prices ranging between $400,000 and $550,000.  

The Summit

The Summit is a beautiful community of 1,019 homes.  A master planned community located in the hills of western Valencia, The Summit consists of a variety of housing from gated condominiums to large, executive homes, many with spectacular views. Amenities include a beautiful central community recreation center with an olympic sized pool and large clubhouse, 3 neighborhood recreation centers with pools and spas, 7 tennis courts at 3 different sites, an 80+ acre park anchored by a YMCA-managed fitness center, natural oak woodlands with hiking trails, and paseo paths and bridges for bicycling, rollerblading and walking that link the Summit to the rest of Valencia.

Northbridge

Northbridge offers a slightly more expensive range of housing options.  In this wonderfully developed community, Northbridge condos are available at prices in the $350,000 to $500,000 range.  In addition, Northbridge offers recently constructed single family residences available for $700,000 to $1.7 million.

Westridge

The Westridge master-planned community  provides residents a distinctive community offering a wide variety of opportunities to own a home in a traditional suburban neighborhood rich in open space.  Home to The Tournament Players Club championship golf course offers an approximate 27,000 sq. ft. golf clubhouse for golf enthusiasts.  Also located within the premises is the natural Oak Preserve, which spans 150 acres.  A private recreation center that includes a junior Olympic pool, wading pool, spa, BBQ and event lawn is also provided for residents. Paseos within the community provide easy connections throughout the neighborhood with an extensive 28-mile system including trails within the Oak Preserve.  All these amenities make Westridge a sought after location to call home.


Woodlands
In addition to Northbridge, the luxurious Woodlands is another higher end community that one should consider when looking at Valencia real estate.  Woodlands condos in Valencia can be purchased for between $600,000 to $750,000 while a single family residence with all of the latest features and amenities can be had for between $800,000 to $2.5 million.  The Woodlands are also located adjacent to The Valencia Golf Club, which hosts PGA events each year.

   

Valencia Belcaro

Finally, if you are heading towards your Golden Years (or approaching retirement), you might want to consider Valencia Belcaro, a fifty-five and over community that offers highly functional and truly stylish detached homes from $600,000 to $800,000.  Belcaro is Valencia's first, age-qualified new-home community for adults 55+.  Belcaro is a 47-acre, guard-gated community of 275 homes. Situated within a natural creek side setting, it will feature an abundance of community art.   Part spa, part resort and part cultural center, Grove House is the heart and soul of Belcaro. Its ambience will suggest an "always on vacation" mindset, where needs are anticipated.

West Creek, West Hills, River Village

Valencia continues to grow with the addition of new communities each year.  West Creek, West Hills and River Village are just three new communities still under development.  With new construction townhomes starting in the $300,000 range to newly constructed single family homes in the $600,000 range.  These communities have much to offer the buyer who is looking for new construction.
